Building society: ‘Quote reflects risk’

0 Comments | Hull Daily Mail, Sep 1, 2007

One of Britain’s best-known building societies today dismissed claims it is “ripping off” flood victims.

Bradford and Bingley, which prides itself for “recognising everyone is different”, insisted insurance premiums were “at a similar level to those of 12 months ago”.

However, when pressed by the Mail, it said the average annual cost of building and contents insurance in Hull last year was just pounds240.

Homeowner Coquette Officer contacted the Mail yesterday after the building society quoted her pounds902 for insurance cover – even though her three-bed semi-detached house escaped the floods.

The grandmother, who lives in Anlaby Park Road South, west Hull, with husband Graham, currently pays just pounds302 for similar cover with insurance provider RIAS.

She said was stunned when Bradford and Bingley, who the couple have had a mortgage with for 26 years, gave its quote.

Today, Simeone Bhatti, spokeswoman for the building society, said the premium quoted reflected a wide variety of risks in individual areas, not just flooding.

In a statement, she said: “We have discovered the premium quoted reflect the risks, as seen by our panel of insurers, presented by properties in the Anlaby Road area.

“Through our panel, we have provided a number of quotes for properties in this area over the past three years and over this time we have seen no trend of increasing premiums.

“Our premiums across the Hull area, as a whole, are at a similar level to those of 12 months ago.”

Asked directly what factors were taken into account to arrive at a quote, she said: “Premiums are based on individual circumstances, taking into consideration such factors as the type of property, its age, value and type of contents, the location and the nature of that area.”

Mrs Officer told the Mail she had hoped to find a better deal for when her existing premium expired this month. She also received high quotes from other building societies.

Halifax quoted her pounds792, while Nationwide came in cheapest at pounds410.

Mrs Officer, who is currently awaiting a quote from RIAS before making up her mind which firm she goes with, said: “It is disgusting. Insurance firms are cashing in on the floods in Hull. The Mail is right to be campaigning.”

The Department of Education?s progress

The Department of Education?s progress was very slow toward their goals, with no real explanation. It had initially expected around 1500 free grant applications on the website, but had only received 469 to that point, representing 31 percent. The Federal government had received only 23 percent of the applications it had expected to that point. The grants website has shown signs of growing. The first year and a half brought in 2751 free government grant applications.

One of the reasons for the lagging grant applications on the website is considered to be the change in process. Grant seekers have been adjusting to the new delivery format while the grant community is slowly getting the word out and providing instructional information to grant seekers. A resistance to change is considered another source of the lagging applications, as users are required to register through a system-to-system process. It should be noted that the website application process was not built to facilitate Mac use in making online applications.

Writing a joint venture proposal

Writing a joint venture proposal is really just a fancy way of saying to your potential partner, ?Hey, let?s do a deal.?

In fact, I?ve had far more success with brief, to-the-point proposals than I ever have with a stereotypical ten-page document packed full of corporate jargon.

The truth of the matter is that regardless of who your potential partner may be – whether they?re an ezine publisher, a competing business owner or even if they?re the CEO of a Fortune 500 company ? they?re all going to be asking themselves the same question when they receive your proposal:

?What?s in this for me??

More specifically, they?ll be wondering exactly how you might be able to benefit them and their company.

Therefore, the most crucial component of your proposal is obviously going to be explaining ?what?s in it for them?. Now, before I get into more details about this, it is important to note that you must have something of great value to offer your potential partner.

It is absolutely crucial that your offer is laser-targeted, relevant and highly beneficial to their clients ? as well as very lucrative for your potential partner.

You are no longer allowed, however, to use the incentives to pay for the system and get cash back!

To take advantage of the solar rebates, there are a few basic requirements. You must be on grid with one of the utilities mentioned above. You can?t produce more than 200 percent of the power typically used by your residence, i.e., you are not allowed to build solar power plants in your back yard. The solar panel system must have at least a five year warranty, must be new and must meet basic national solar panel standards for quality and energy production. On top of this, it is important to remember that your system must be installed with a performance meter, which will be audited from time to time.

The rebate program in California is very strong. With the 3.2 billion dollar solar program just approved, it is going to get even stronger.

Sprinkle with a few extra oats and some sunflower and pumpkin seeds, and bake for 20 minutes or till a skewer inserted into the middle comes out clean. Leave in the tin for 5 minutes, then cool on a rack. Eat when still warm. You can prepare the dry and wet ingredients the night before. Combine the two in the morning and you’ll have a fresh-baked breakfast.

Try the following muesli recipe, and try putting yogurt and fresh fruit on the top:

Homemade Muesli

1. Preheat the oven to 190?C, gas mark 5. Spread 350g jumbo oats in a large roasting tin and bake in
the oven for 15-20 minutes, or until golden brown. Tip into a large bowl and leave to cool completely.
2. Mix together 50g sunflower seeds, 50g pumpkin seeds, 200g mixed nuts (roughly chopped), 200g
semi-dried figs (quartered), 75g fried cranberries, 100g dried apple (roughly chopped) and then toss
with the oats. To serve, soak a portion of muesli in a little yogurt or milk, overnight in the fridge, ready
for breakfast the following morning.

His presentation skills have to be excellent, and be able to convey accurately the essence of the subject at hand and be able to address any ambiguities before they come up. Such communication skills will have to be learned along the way to being a good leader or manager.

Lastly, an effective leader has to be resourceful enough to find the resources that are needed. Not every leader will have an intimate knowledge of the subject, but he will be able to turn to the people in the know and gather any necessary resources as required.

I have covered five important characteristics of an effective leader.

This layer of skin has bands of connective tissue that contains many fat cells, surrounded by a liquid that nourishes it and provides an effective waste system.

Ideally, this waste should be removed, but, because toxins are trapped in the skin, the connective tissue thickens and gives the dimpling effect of cellulite.

Losing cellulite is not easy and sometimes cannot be accomplished at all without some type of invasive surgery.

However, most times it can be accomplished by some simple lifestyle changes that you must begin immediately.

So, get off your cellulite butt and start moving.

Step 1:

You need to detox your body. There are a number of different methods to do this that you can easily research online. One such company who has a great system is called Isagenix. I recommend this because my wife has used it with amazing results, and it’s a very healthful system.

The reason for detoxing is that when toxins enter your body, your fat cells actually surround the toxins in a way to protect you from the harm they may cause.

So, what is a structure?

So, what is a structure? A structure is something that reminds us of what we want to accomplish ? something we want to do (an action), carry out (goals) or become (our life purpose, our future vision of ourselves).

We use structures in three different ways:

As Reminders: Examples include your day planner, notes to yourself on a post-it, a shopping list to carry with you to the grocery store, or leaving something by the door that you want to take out with you.

As Inspiration: Examples include inspirational quotes or pictures, placed in areas that you look at a lot. The pictures might be of something you?d like to attract into your life or may evoke a positive memory. Pictures of your family may remind of what?s truly important. Funny pictures or quotes may make you laugh and approach your day with a lighter heart. If you?re saving money for a vacation you might have a beach scene posted.

For Tracking: Examples include exercise logs, using a pedometer to track (and increase) the amount of ?steps? you take in a day. One of my favourite and most useful structures is the food journal ? I not only record the food I eat, but also my emotional and mental health, my physical health and exercise and my sleeping habits.

Using structures for reminders, inspiration and tracking can help you to develop healthier habits in your life.
